Local knowledge

What is under a Poynton driveway

Poynton is flat and mostly clay, with pockets of made ground from the old collieries that worked under the town until the 1930s. Clay holds water, so a drive laid straight onto it with a thin base will heave in winter and sink in summer. We dig to a proper depth, compact a Type 3 sub-base and put falls and drainage in before the surface goes down.

Shared drives are common on the estates around Dickens Lane, Towers Road and Hockley. We are used to working on frontages that belong to two houses, agreeing levels and edgings with both neighbours and laying the job in one visit so nobody is left with half a drive.

Poynton front gardens can be paved without planning permission as long as the surface is permeable or drains to a lawn or soakaway, which is the national rule Cheshire East Council applies. Resin bound and permeable block paving both meet it. We will tell you at the quote stage if a soakaway is needed.

Areas of Poynton we cover

Poynton grew fast in the 1960s and 70s, and a lot of the town is semis and detached houses on generous but shared frontages. Many of those original drives are now cracked concrete or tired tarmac, and replacing them with a resin bound or block edged surface is the single biggest improvement most Poynton houses can make from the road.

The process

How we work in Poynton

  1. 01

    Site visit and written quote

Ash or Tom comes out, measures up, checks levels and drainage and talks through finishes. You get an itemised written quote within 48 hours.

  2. 02

    Dig out and sub-base

The old surface comes out and a compacted MOT Type 3 sub-base goes in to the depth the ground needs, so nothing sinks or cracks later.

  3. 03

    Edging and drainage

Edgings are set in concrete and drainage is built in before any surface goes down, with falls that take water away from the house.

  4. 04

    Surface laid and finished

Resin, tarmac, paving, turf or fencing goes in to a proper spec, the site is swept clean and we walk the job with you before we leave.

Questions

Driveway FAQs for Poynton

How much does a new driveway cost in Poynton?

A typical two car Poynton front garden in resin bound with a block border, including a new base, falls in the mid range of what we quote across the area. Tarmac on the same frontage costs less. Every quote is written, itemised and fixed after a free site visit.

Do I need planning permission for a driveway in Poynton?

Not if the surface is permeable or the water drains to a lawn or soakaway, which is the rule Cheshire East Council applies. Resin bound and permeable block paving qualify. Impermeable tarmac on a front garden over five square metres needs drainage to a soakaway, which we build in.

Can you do a shared driveway in Poynton?

Yes. We do a lot of shared frontages on the Poynton estates. We agree the edgings and levels with both households, quote each side separately if you prefer, and lay the whole frontage in one visit.

How long will the work take?

Three to five days for a typical Poynton drive. Resin can be walked on the same evening and driven on within a few days. We keep pedestrian access to the house open throughout.

Do you cover Adlington and Higher Poynton?

Yes. We cover all of SK12 1 including Higher Poynton, Hockley, Adlington, Woodford and the lanes towards Middlewood and Lyme Park.
